538-H: 2025 Form 538-H Claim for Credit or Refund of Property Tax (2025)
Oklahoma · Oklahoma Tax Commission · Used for tax years 2025
Oklahoma Form 538-H is used to claim a credit or refund for property taxes paid on your homestead. It reports gross household income and real estate taxes paid, and calculates property tax relief of up to $200.
Who files this form
Form 538-H is a claim for property tax relief, not a form everyone must file.
For the 2025 claim, you must meet the form’s eligibility requirements:
- You were an Oklahoma resident and legally domiciled in Oklahoma for all of 2025.
- You or your spouse are 65 or older, or you were totally disabled for the full year.
- Your total gross household income for 2025 was $12,000 or less.
- You were the head of household and paid property taxes on the home you occupied. The form defines a head of household as an owner or joint owner who maintained the home and furnished their own support for home furnishings and other material necessities.
Only one claim per head of household is allowed each year. If you must file an Oklahoma income tax return, you must include this claim and claim the credit on Form 511.
When it's due
For tax year 2025, Form 538-H is due on or before June 30, 2026.
The form says claims must be received by the Oklahoma Tax Commission by the deadline and that your return must be postmarked by the due date to be considered timely filed. If the due date falls on a weekend or legal holiday when the offices are closed, the deadline is the next business day.
You cannot file an amended return after the deadline to claim this credit.
What you'll need
- A copy of your tax bill. You must include it with the claim.
- Proof of disability, if claiming eligibility based on disability. Proof may include certification by a state government agency or an insurance company, or proof required by the Oklahoma Tax Commission. Eligibility for federal Social Security disability benefits counts as proof.
- Your federal return, including schedules, when applicable. The form requires this for income reported on lines 11 and 12, including rental, royalty, partnership, estate, trust, property-sale, business and farm income.
- Income information for everyone in your household. Include taxable and nontaxable income and assistance for 2025, including dependents’ income and nontaxable W-2 income. Gifts are excluded.
- Identification and contact information. The form asks for names, Social Security numbers, your home address and phone number.
- Bank routing and account numbers, if you are not filing Form 511 and want direct deposit into an eligible checking or savings account.
How to file
- Answer the qualification questions in Part 1.
- Report all household income in Part 2. Round to the nearest dollar and do not enter negative amounts. If line 14 is over $12,000, stop: you do not qualify.
- In Part 3, enter the 2025 real estate taxes paid on your homestead. Subtract 1% of total gross household income from those taxes. The credit or refund cannot exceed $200.
- Include the required supporting documents and complete the signature and date fields.
If you must file Form 511: Include Form 538-H with your return. Enter the credit on Form 538-H, line 18, and Form 511, line 24. Use Form 511’s direct deposit section.
If you are not required to file an Oklahoma income tax return: Enter the refund on line 19. Complete Form 538-H’s direct deposit section if you want an eligible direct deposit.

Common mistakes
- Filing when the qualification answers rule you out. Do not file if you answered “no” to full-year Oklahoma residency, or “no” to both the age and disability questions.
- Entering negative income amounts. The form prohibits negative amounts and asks for gross, positive income.
- Leaving out household income. Include taxable and nontaxable income and assistance received by all household members, except gifts.
- Including personal property taxes. The form specifically says not to include them.
- Forgetting your tax bill or required disability proof. Include these when required.
- Leaving out Form 538-H when claiming the credit on Form 511. The claim must be provided with the return.
- Using incorrect bank details or a foreign financial institution for direct deposit. Verify your account and routing numbers. Direct deposits to or through foreign financial institutions are not allowed.
- Trying to claim the credit through an amended return after the deadline. The claim must be filed by the due date.
Questions people ask
How much can I receive?
The credit or refund is the amount of qualifying property taxes paid that exceeds 1% of total gross household income, up to $200.

Yes, if you qualify. Enter the amount on Form 538-H, line 19. The form provides direct deposit and debit card refund options.

You will receive a debit card. A failed direct deposit also results in a debit card. If you use a foreign financial institution, the form says you will receive a paper check mailed to the address on your return.
