New Jersey · NJ Division of Taxation · Used for tax years 2025
New Jersey Form GIT/REP-4A is a waiver of other GIT/REP filing requirements and further estimated income gain tax payment for a corrected deed with no consideration. It identifies the owner and property and includes a signed declaration that the deed is being recorded or re-recor
Who files this form
GIT/REP-4A is only for a title owner recording or re-recording a deed for corrective or confirmatory purposes, with no consideration for that deed.
The correction must address a typographical, clerical, property description, or other scrivener error or omission. The instructions limit this form to cases subject to the Gross Income Tax estimated payment requirements under C.55, P.L. 2004 that are not covered by another GIT/REP form.
What you'll need
- The corrective or confirmatory deed being recorded.
- The original GIT/REP-4A, fully completed, signed, and dated.
- The owner names listed as grantees on the deed and their primary residence or place of business address.
- Property information as listed on the corrective or confirmatory deed, including the block, lot, qualifier, and address requested on the form.
If a representative signs, either a Power of Attorney executed by the current owners must have been recorded previously or be recorded with the deed, or a letter signed by the current owners authorizing the representative to sign this form must be attached.
How to file
- Print or type all requested owner and property information.
- Have the current owners sign and date the declaration. If a representative signs, meet the Power of Attorney or signed authorization letter requirement. Indicate on the signature line if signing as Power of Attorney or Attorney in Fact.
- Check the Power of Attorney box if certifying that the Power of Attorney has already been recorded or is being recorded with the deed.
- The owner or the owner's attorney must submit the original GIT/REP-4A to the County Clerk at the time the corrective or confirmatory deed is recorded.
The county clerk will attach the form to the deed when recording it.
Common mistakes
- Leaving information blank. All requested information must be completed. An incomplete form will result in the deed not being recorded.
- Not submitting a required GIT/REP form. The instructions warn that the deed will not be recorded without GIT/REP-4A, GIT/REP-1, GIT/REP-2, GIT/REP-3, or another waiver form, GIT/REP-4.
- Missing a signature, date, or representative's authorization. Current owners must sign and date the declaration. A representative signing instead must meet the recorded Power of Attorney or attached authorization letter requirement.
Questions people ask
Can I use this form if there is consideration for the corrected deed?
No. The form is limited to corrective or confirmatory deeds with no consideration.
Can someone sign on the current owner's behalf?
Yes. The representative must have either a Power of Attorney recorded previously or with the deed, or an attached letter signed by the current owners authorizing the representative to sign this form.
Does this waiver replace other GIT/REP forms and an estimated tax payment?
For the corrective or confirmatory deed described in the declaration, the county recording officer is authorized to accept this waiver instead of any other GIT/REP form, without further payment of tax on estimated income gain under P.L. 2004, c. 55.
Can the recording officer accept GIT/REP-4 instead?
Yes. The form states that the recording officer may continue to accept GIT/REP-4 with the Division's raised seal instead of GIT/REP-4A.
