K-27: Housing Investor Tax Credit Schedule (Revision 2025-07)

Kansas · Kansas DOR · Used for tax years 2024, 2025, 2026

Kansas Schedule K-27 is used to claim the Housing Investor Credit against income, privilege, or premium tax. It reports project and tax credit certificate information and calculates the credit allowed for the current year and any remaining credit to carry forward.

Who files this form

Qualified investors, including project builders and developers, must submit Schedule K-27 with their tax return to claim the Kansas Housing Investor Credit for a cash investment in a qualified housing project.

A qualified investor must be a Kansas investor as defined in the schedule’s instructions. This includes Kansas residents and businesses that meet the stated Kansas domicile, business activity, or charter requirements.

A person who receives a transferred credit may also claim it, whether or not that person is a qualified investor.

What you'll need

Have these documents and details ready:

  • Tax credit certificate issued by the Kansas Housing Resources Corporation. You must enclose a copy. Use it for the certificate number, credit amount, developer/builder/investor name, and project address.
  • Your taxpayer name, Social Security number or EIN, tax-year dates, project number, and project county.
  • If you are a partner, shareholder, or member, the pass-through entity’s name and EIN, plus your proportionate share percentage.
  • Your prior year’s Schedule K-27, if you have credit to carry forward.
  • Your Kansas tax liability after all credits other than this credit.
  • If you are claiming a transferred credit, documentation verifying that you acquired it. The claimant is responsible for providing this documentation to the Secretary of Revenue.

How to file

Submit Schedule K-27 with your income tax, privilege tax, or premium tax return, and enclose a copy of your tax credit certificate.

  1. Complete the taxpayer information at the top and check whether you are claiming as a developer, builder, investor, or transferee.
  2. Complete Part A using the certificate and project information.
  3. In Part B, enter the certificate’s credit amount. Enter your proportionate share percentage on line 6, or 100% if you are not a partner, shareholder, or member of a pass-through entity.
  4. Multiply lines 5 and 6, then add any available prior-year carryforward to find your total available credit.
  5. On line 11, enter the smaller of your available credit or your Kansas tax liability after other credits. Report that amount on the appropriate line of Form K-40, K-41, K-120, or K-130.
  6. In Part C, subtract line 11 from line 9 to calculate the carryforward, subject to the credit’s four-taxable-year limit.

The text does not specify an e-file method or a mailing address for submitting the schedule.

Common mistakes

  • Leaving out the certificate. The instructions specifically require you to enclose a copy of the tax credit certificate issued by the Kansas Housing Resources Corporation.
  • Claiming an expired credit. No credit may be claimed after four taxable years from issuance. Any remaining credit is forfeited.
  • Overlooking the consequences of losing project qualification. If a project loses its qualified designation, the builder or developer must repay credits they have claimed. Other qualified investors who lawfully invested in an approved project do not lose their credits solely because the project loses its designation.

Questions people ask

Can I carry forward credit I cannot use this year?

Yes. Credit exceeding your tax liability may be carried forward, but no credit may be claimed after four taxable years from issuance. Any remaining credit is forfeited.

Can the credit be transferred?

Yes. All or part of the credit may be transferred to one or more people, even if they are not qualified investors. There is no limit on the number of transfers. The claimant must document acquisition, and the transferor must provide the Director of Housing and Secretary of Revenue with each recipient’s name, address, TIN, and other required information.

What kinds of housing projects can qualify?

Eligible projects include construction of single-family dwellings, including manufactured or modular housing, and multifamily dwellings or buildings. The builder or developer must apply for designation. Projects eligible for low-income housing tax credits or participating in the specified Section 8 programs do not qualify.
